Four people sit at this table. Each one is owed a different explanation.
A purchase that goes differently than the standard one only works if everybody in it understands their own part. So each part is written down separately, for the person who has to act on it.

Whole purchase strategy for homebuyers
Most of a home purchase is decided before anyone talks about the house. The price, the costs, the concessions, the financing and what you have left over afterwards are all one connected problem, and in a standard transaction nobody is responsible for looking at them together.
That is the work. Four parts of it, in the order they matter.
Education
Understand where your money goes before you commit to anything.
Capital efficiency
Direct more of what you have toward ownership instead of toward the transaction.
Transaction engineering
Treat price, costs, concessions, rate strategy and financing as one problem rather than five separate ones.
Long term ownership
Choose a structure that holds up for years after closing, not only on closing day.
A better question than can I qualify: what transaction structure produces the strongest overall outcome for me?
Four people, four explanations
Metrecx is a way of putting a purchase together, and it works when everyone involved understands their own part. Pick the explanation written for you.
You are trying to buy, and either you were told no or you suspect the purchase in front of you is not the best one available to you.
What changes, what does not, and what to ask before you sign anything.

A home purchase that goes differently than the standard one touches exactly four people who have to agree to it. The buyer, who bears it. The agent, who has to keep representing the buyer through it. The broker, whose office carries the risk and the training burden. And the lender, whose declined file is where a lot of these start.
Title, escrow and counsel matter a lot, and licensed professionals handle them in the transaction. This education skips them because they do not decide whether to bring a different structure up.
