A home purchase that goes differently than the standard one touches exactly four people who have to agree to it. The buyer, who bears it. The agent, who has to keep representing the buyer through it. The broker, whose office carries the risk and the training burden. And the lender, whose declined file is where a lot of these start.
Title, escrow and counsel matter enormously, and they are handled by licensed professionals in the transaction. They are not who this education is for, because they are not the ones who have to decide whether to bring it up.
